Picking the Golden Key: Which Durham Doorway Holds the Best Value Today? — October 2026

Hello there! It’s Humera Cox here. Imagine for a moment that seven years ago, you were standing at the top of the hill in High Shincliffe, looking out over our beautiful city, clutching two different sets of house keys. One key opened the door to a sprawling detached home, and the other belonged to a sturdy semi-detached house. If you had to pick just one to look after your pennies, which one do you think would have grown your "piggy bank" the most by today?

The answer might actually surprise you!

Taking a stroll down the cobbles near South Street or walking past the leafy gardens in Carrville this October, you can really feel how the national news filters down to our doorsteps here in DH1. Currently, the big bosses at the Bank of England have set the interest rate (the cost of borrowing money) at 3.75%. While that’s much better than it was a while back, it still means that people are being very careful with their budgets.

When borrowing money costs a bit more, it acts like a filter. It changes who is looking for what. Right now, we are in a "buyer’s market" in Durham. With 295 homes currently looking for new owners, those with the money in their pockets can afford to be a bit choosy, which is why different types of homes are behaving in very different ways.

The Great Durham Price Gap

Let’s look at the price tags hanging on Durham’s homes right now. The overall average asking price across the DH1 postcode is £302,517. But that’s like saying the average price of a pet includes both a hamster and a horse!

If you are looking at a detached house, you are often looking at the top end of the scale — we’ve seen homes like those in Ramside Park sell for over £1.5 million recently! However, the real "steady eddies" of the market are the semi-detached homes.

Did you know that seven years ago, the average semi-detached home in DH1 would have cost you around £186,045? Today, that same type of home is worth about £227,262. That is an extra £41,217 in the owner's pocket! To put that in perspective, that "profit" is almost enough to buy a brand-new, top-of-the-range luxury SUV just for living in your own home.

Why the Semi is Winning the Race

You might wonder why semis have grown by a whopping 22.2% over seven years, while the market as a whole grew by 15%. It’s all down to what I call the "squeezed middle."

Because prices for things in the shops are still rising (that’s the 3.3% inflation rate), and wages are growing at 3.7%, people are looking for the best "bang for their buck." A semi-detached home in a lovely spot like Potters Bank or Gilesgate often offers that perfect third bedroom or a bit of garden for the dog, without the giant price tag of a detached mansion.

What Should You Do With Your Keys?

If you own a detached home, you are sitting on a very valuable asset. While these haven't always grown as fast in percentage terms as the smaller houses, the total amount of money they represent is huge. They remain the "forever homes" that people aspire to.

If you are a first-time buyer, you might be looking at flats or terraced homes. Because mortgage approvals (people getting the "yes" from the bank) are sitting at about 54,900 a month nationally, banks are still lending, but they are being strict. This makes terraced houses in DH1 a brilliant "starter" investment because they are often the most affordable way to get onto the property ladder while still owning a piece of land.

The 12-Month Crystal Ball

Looking ahead to next year, I expect the "reliable" homes — our terraces and semis — to keep holding their value best. As long as the cost of living stays a bit high, people will continue to flock to homes that are energy-efficient and easy to maintain.

Whether you’re in a cosy flat in the city centre or a big family home in High Shincliffe, your home is more than just bricks and mortar; it’s your future. If you’re curious about which "league" your specific house is playing in this month, pop in for a chat!
